POSITION TITLE: Building Maintenance Generalist I

REPORTS TO: Facilities Director

Job Summary: Under the direction of the Facilities Director & Facilities Supervisor, the Building Maintenance Generalist I performs a wide variety of general and preventive maintenance and repair work of SRCH facilities and its physical assets.

Hourly Range $26.96 $32.18 DOE

Duties and Responsibilities:
• Assists in the alteration, preparation, painting and/or repair to structures made of wood, plaster, concrete, or brick.
• Assists in the, transport and installation of cabinets, tables, shelves and other types of furniture.
• Responds to a variety of service requests from all campuses.
• Assists in the repair and maintenance of building roofs and other exterior components of agency facilities.
• Assists in the maintenance and minor repairs to heating, ventilation systems, air conditioning and refrigeration systems and equipment.
• Assists in the troubleshooting, repair and maintenance of electrical distribution systems including electric motors, electric controls, fire alarms, and clock systems.
• Assists in the repair and maintenance of lockable hardware such as doors, automatic electric doors, windows, lockers and magnetic keying systems to ensure safety of facilities; maintains records on keys made and issued and lock replacements.
• Assists in the maintenance and repair of plumbing and heating fixtures and components, piping of various size and type; checks safety equipment and replaces components such as washers, gaskets, and filters.
• Maintains appropriate service and repair records.
• Inventories equipment parts, chemicals and supplies.
• Responds to routine and emergency calls for repairs and service.
• Assists and serves as back up to other Facilities employees.
• Other duties as assigned.

Qualifications

MINIMUM QUALIFICATIONS:
• High School Diploma
• One year experience working in at least one relevant trade in a commercial, industrial, or facilities operations setting.
• Must possess a valid (Class C) California driver's license and an acceptable driving record.
• Ability to complete the following trainings as required: fall arrest, confined space, SDS, asbestos and lead identification, ladder safety, emergency evacuation, in-house OSHA and respirator training.
• Must be able to work on roofs sometimes independently.
• Must have a vehicle to travel to different sites throughout the day. Mileage is reimbursed at the federal mileage rate.
• Must be able to work in patient care areas.

Knowledge and Skills:
• Ability to operate and use a broad spectrum of tools and equipment skillfully and safely.
• Ability to perform heavy physical labor.
• Read and comprehend plans and blueprints at a basic level.
• Follow oral and written instructions.
• Maintain cooperative working relationships; demonstrate sensitivity to, and respect for a diverse population.
• Broad knowledge of standard practices and procedures of construction trades such as plumbing, HVAC, electrical, carpentry and painting, including materials and tools.
• Knowledge of methods and practices followed in the maintenance of tools, machinery, and equipment.
• Awareness of safety precautions to be observed in the maintenance and installation of electronic and mechanical equipment.

Physical Requirements:
While performing the duties of this job, this position is frequently required to do the following:
• Ability to perform general physical activities requiring arms and legs and moving the whole body.
• Ability to lift up to 50 lbs. unassisted on a regular basis.
• Bending, standing, climbing or walking.
• Must be able to safely use manual tools and power equipment common in the construction trades.
• Must be able to handle hazardous materials found within SRCH facilities safely.
• Tolerate exposure to electrical hazards.
• Hearing and speech sufficient for general comprehension.
• Use standard office equipment and access, input, and retrieve information from a computer. Use computer keyboard with manual and finger dexterity and wrist-finger speed sufficient to perform repetitive actions efficiently for extended periods of time.
• Communicate effectively in person or via telephone in a manner which can be understood by those with whom the person is speaking, including a diverse population.
• Give and follow verbal and written instructions with attention to detail and accuracy.
• Perform complex mental functions; collect, interpret, and/or analyze basic workplace data and information.
• Vision: see details of objects at close range.
• Coordinate multiple tasks simultaneously.
• Reach forward, up, down, and to the side.
• Sit or stand for minimum periods of one hour at a time and come and go from the work area repeatedly throughout the day.
• Tolerate working outside in fluctuating weather conditions, including hot and cold temperatures and occasional wet weather.
• Travel to other office and community locations.
