DEPARTMENT OVERVIEW

Physical Planning, Development & Operations (PPDO) manages and oversees all University activities and services related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital and space planning, space management, and the associated business services necessary to support these functions. The University's main campus is spread across more than 2,000 acres and includes over 500 buildings comprising more than 8 million square feet. The department includes operating budgets of over $60 million, manages a project portfolio of approximately $990 million, and employs over 395 full-time staff to carry forth the duties necessary for the campus' development and operation.

The HVAC/BMS Technician ensures optimal building performance by maintaining, troubleshooting, and repairing BMS and HVAC/R systems. The incumbent responds to service calls, performs preventative maintenance, supports system commissioning, and assists with energy-efficient strategies. The HVAC/BMS Technician leverages communication, collaboration, adherence to safety protocols, and ongoing professional development to support sustainable campus operations.

APPOINTMENT INFORMATION

Budgeted Salary: $51.52 / Hourly. Salary commensurate with skills, qualifications and experience.

JOB DUTIES

30% - System Troubleshooting and Maintenance

  • Troubleshoots BMS problems.
  • Responds to emergency and routine HVAC/BMS service calls to perform repairs.
  • Troubleshoots, repairs, and installs HVAC/BMS field devices.
  • Reviews system performance trends and works with BMS Specialists to adjust and ensure proper operation.
  • Drives a University vehicle between campus work areas to transport materials and tools.

20% - Preventative and Routine Maintenance

  • Performs HVAC/R and BMS preventative routine maintenance and retro-commissioning.
  • Conducts safety inspections and routine maintenance on tools and equipment used.
  • Attends safety and training classes and follows all safety procedures.

20% - Collaboration and Support

  • Assists HVAC/R and BMS crew members to optimize building performance.
  • Supports the BMS team with full-phase commissioning to ensure compliance with standards.
  • Assists with hardware/software calibration as required.
  • Works with BMS team members to create approved programming file structure and graphics enhancements.

10% - Inventory Maintenance and Reporting

  • Assists in inventory maintenance of shop materials, supplies, and tools.
  • Submits daily or weekly work reports to the BMS Specialist.
  • Manages weekly time allocations to multiple projects for timely submission of timesheets.

10% - Training and Development

  • Takes personal responsibility for completing formal training and development plans.
  • Participates in ongoing campus carbon neutrality goals by proposing and implementing energy-efficient BMS strategies.

10% - Interpersonal Interaction and Communication

  • Employs interpersonal skills to interact with the campus community.
  • Ensures work summaries and goals are clearly understood.

Driver's License
Required to hold a valid drivers license, have a driving record that is in accordance with local policies/procedures, and/or enroll in the California Employer Pull Notice Program.

REQUIRED QUALIFICATIONS

  • Software and computer proficiency.
  • Ability to work independently or in a team setting.
  • Experience and ability to safely operate and maintain various power and hand tools.
  • Experience and ability to read and understand blueprints, electrical wiring diagrams, and control schematics.
  • Knowledge of national, state, and local codes and safety standards.
  • Ability to accommodate changing priorities and complete tasks despite intermittent interruptions.
  • Ability to read, write, and perform basic arithmetic calculations.
  • Ability to work closely and actively with BMS field technicians to facilitate repairs and maintenance of BMS equipment.
  • Strong interpersonal communication skills.

PREFERRED QUALIFICATIONS

  • Training, experience, or willingness to learn programming and repair of BMS/HVAC systems
  • Phoenix Controls training.
  • Ability to take the initiative, organize, and perform work in various situations involving numerous and diverse demands involving numerous and varied needs.
  • Working knowledge of commissioning, diagnosing, and repair of environmental‐control systems, utilizing knowledge of electronics, direct digital controls, pneumatic controls, airflow, hydraulics, and refrigeration theory and control technique knowledge of commissioning, diagnosing, and repairing environmental control systems, utilizing knowledge of electronics, direct digital controls, pneumatic controls, airflow, hydraulics, and refrigeration theory and control techniques is preferred.

SPECIAL CONDITIONS OF EMPLOYMENT

  • Selected candidate will be required to pass a pre-employment criminal history background check.
  • Selected candidate must pass the employment misconduct disclosure process.
  • Must possess a valid license to drive in the state of California.
  • Ability to travel to multiple work locations on and off campus.
